The following issues were reviewed:
Tom Bronson: 456 Oceana Dr. (Lot 250) Preliminary Design was presented by Rick Kadello Designer. Story poles were located on property and letter to neighbors were sent 15 days before meeting. Proposed project consists of graduated two story residence with maximum height of roof-ridge to be elevation 229.17 based on map prepared by Phelps & Associates, Inc dated 6/20/2007 Benchmarked elevation 200' at road monument.
View-sharing was considered per presentation was to maintain a single story height at front of house and by keeping the house as far back as possible and still maintain views for project. No exterior finishes including roof material, siding colors, trim or landscaping were submitted. The project was discussed with attendees. Objection was brought as to the location of house on lot for view sharing and as to comparison of other houses on street. The project is consistent with Design Rules and CC&R's, approval is granted pending the items listed above.
Kirtus and Debra Doupnik: 310 Oceana Dr. (Lot 73) Conceptual design was presented by Rick Kadello, Designer. Project is a demolition of existing house at lot 73 and build of new house. Drawings provided indicated change in easement for additional parking and a larger house. Attendees discussed the plans for demolition and problems with road blockage, erosion control, house style and easement issues. These items will need to be presented at preliminary review.
